North 24th Street, Laird to Sprague & Sprague to Sahler

A new neighborhood business district - The site is North 24th Street, Laird to Sprague & Sprague to Sahler, on the east side of North 24th Street. All of the land is vacant. The site will be rezoned to a neighborhood business district. The first phase is Laird to Sprague, this block of the development features seven townhomes and a mixed-use building. The mixed-use building consists of four 2,000 square-foot commercial units, a 2,400 square-foot unit reserved for a bank, and a 4,000 square-foot food court with a rooftop on the first floor. The second, third, and fourth floors will feature 24 two-bedroom and two-bathroom two-level condos with two balconies per unit. The residents of the condos will have a meeting room, exercise room, and a private rooftop deck that will feature downtown Omaha views, grills, and fire pits. The seven townhomes will be 2,200 sq ft, three bedrooms, three bathrooms, a backyard, a two-car garage, and a rooftop deck. The Sprague to Sahler block will be platted and utilized as a community space for two years after completing the Laird Street to Sprague Street block. The reasoning behind this being phased out after that period of time is to provide parking for all of the citizens of Omaha who will visit the commercial businesses introduced to the area. One big concern for residents in the area is having people park in front of their homes and on the neighboring residential blocks. So, we'll use this site as a short-term parking option. The community is also desperate for outdoor convening spaces and a farmers market for North Omaha. So, this space will be used for a weekly farmer's market in the spring through early fall months.
